Alexandria Virginia Townhouses Sell Faster Than Condos or Single Family Homes

Good news! 

If you are trying to sell your home in Alexandria, the market is picking up.  Homes are selling faster each month.  Not lightning fast like 2004 when a sign post went up and the home was sold, but at an ever-increasing speed since the beginning of the year.

Alexandria, VA Home Sales -- Average Days on Market

January 2008 -- 108 Days
Feburary 2008 - 109 Days
March 2008 --     86 Days
April 2008 --       84 Days

Home that have sold in the last 30 days from April 18th until today were on the market an average of 59 days.

70 Sales      Average Price $328,115      Sold at 96.03% of Asking Price       58 Days on Market

Townhouses:

51 Sales      Average Price $588,441      Sold at 97.03% of Asking Price       48 Days on Market


Current Townhouse Inventory in Alexandria:

As of May 18th, there are 256 townhouses on the market in Alexandria ranging in price from $189,900 to over $3 million.  The average listing price for all Alexandria townhouses is $682,557.

Those are good looking number, Brian!  I didn't realize the average townhouse sales price was that high, unless it count all of the historic stuff in Old Town - then it makes total sense.  There are some amazing  old places, and the  ghosts probably convey!

It seems that townhomes in good condition are also outselling single family homes in our area.

PAT:  Townhouse prices do cover a large range, with the sweet spot in the 500s and 600s.  The ones on the water in Old Town climb steeply into the million dollar plus category.  Ghosts convey -- yes, indeed.  Have you ever taken the October Old Town Alexandria Ghost Tour?
