The Longer You Sit, The More it Hurts!

Uncomfortable ChairWhen's the last time you sat in an uncomfortable chair?  Remember that feeling?  The soreness in your rear end, your back and your shoulders...  Ouch!  The longer you sit, the more it hurts.  Often, casual dining establishments purposely have relatively uncomfortable seating arrangements so they can move more patrons in an out netting the restaurant more money in the same amount of time.  On the other hand, chic lounges have plush furniture like couches and overstuffed chairs to encourage customers to linger and order more drinks.

If you are like most people trying to sell their home in Northern Virginia, you want it to sell quickly.  You may have a deadline to meet for your job transfer out of state.  Perhaps you need to move before the children start school.  Or maybe you just want out of the house.  No matter the case, a quick sale is obviously to your benefit.

Plush lounge furniture

You may have heard that you need to price your home well from the start.  The longer your home sits on the market, the less money it sells for -- and that HURTS!  And that's not just talk... it's not just a truism... Check out the market data on the chart below.

The biggest drop in Northern Virginia home sales prices versus original listing prices comes after the 30 day mark on the market and then like a staircase, the price keeps dropping with regularity about every 30 days.

To avoid this pain, make your pricing strategy attractive just like the chic lounge furniture!

Great information for everyone, no matter what state they live in.  Thanks Brian.

One house in my neighborhood sold really quickly.  Another sat for a long time.  They finally took it off the market and have been doing work to it.  That's probably the reason!
